FAQs

What is a lease?

In the UK, freehold and leasehold property are terms which define the details around ownership.

Freehold means you own the property outright and are responsible for maintenance and repairs to the property. Leasehold means you own the property for the length of term outlined in your lease and are granted the right to live in the property by the freeholder. At the end of the term, the ownership of the property reverts to the freeholder.

The Leasehold Advisory Service provides useful information on terms of lease and a comprehensive FAQ around lease lengths and your rights as a leaseholder.

How can I extend my flat's lease at The Grampians?

Flats that participated in the 2014 acquisition of the building's headlease and freehold were entitled to extend their leases to 999 years, and should have done so at the time via Bolt Burdon solicitors.

Owners of those flats that did not participate in 2014 may apply to Maurice Webb Property Investors Ltd, who funded the leases of flats that did not participate, to negotiate a lease extension. Please contact us and we will put you in touch.

Can I join the Board of Directors?

Shareholders in Maurice Webb Limited are eligible to join the board of directors (one seat per eligible flat) and we especially welcome anyone with experience or skills in law, surveying, or property management. Please visit our Joining the Board page for more details.

What insurance is in place for the building?

Buildings insurance is arranged by the managing agent on behalf of the freehold company. The managing agent can provide lessees with details of the current policy if needed.

Contents insurance is the responsibility of flat owners.
